Overview

Job Summary:

  • Performs maintenance and repairs independently, including grounds, plumbing, carpentry, painting, electrical, and HVAC work.
  • Maintains life safety systems and documents work as required.
  • Shares knowledge and assists others.
  • Works shifts, including on-call duty, to provide 24/7 coverage, including weekends and holidays.

Education/Experience:

  • High school diploma or GED required.

Licensure, Certification, and/or Registration:

  • Valid North Carolina driver's license required.

Essential Functions:

  1. Maintains various areas such as academic offices, laboratories, and hospital spaces according to codes and standards.
  2. Conducts preventive maintenance and documents it in a computerized system.
  3. Diagnoses and repairs building system failures (electrical, HVAC, plumbing, etc.).
  4. Installs new building fixtures and finishes during renovations.
  5. Maintains and repairs refrigeration systems.
  6. Maintains vacuum, compressed air, and medical gas systems.
  7. Monitors and operates campus utility equipment (generators, chillers, boilers, etc.).
  8. Uses building automation systems to troubleshoot environmental conditions.
  9. Tests and repairs fire alarms and sprinkler systems.
  10. Inspects and repairs fire doors and related systems.
  11. Reads blueprints and manuals for assignments.
  12. Communicates with staff to coordinate engineering responses.
  13. Procures materials and manages maintenance inventory.
  14. Participates in required training for safety and procedures.

Skills/Qualifications:

  • Ability to work independently.

Work Environment:

  • Exposure to temperature extremes, dirty and dusty environments, and loud noise.
  • Works on elevated surfaces like ladders and roofs.
  • Personal protective equipment (PPE) is required.
  • Must be available 24/7 for any location.
