Job Summary
The Maintenance Mechanic III performs all the essential duties and responsibilities listed for the position and as defined by responsible supervisor.  Keeps the Director of Plant Operations and Maintenance and the administration of any applicable assigned facilities informed regarding equipment failures and power outages that affect the safety or operation of the facility, its patients, visitors, and/or staff.  Takes the necessary steps to limit damage and initiate necessary repairs when abnormal conditions are identified.
 

Essential Functions

  • Employs critical thinking skill as well as utilizing instinctive senses to observe central energy plant operations and detect equipment malfunctions, system abnormalities and overall plant inefficiencies to ensure continuous supply of chilled water, steam and emergency power availability to the hospital campus.
  • Troubleshoots and performs predictive and preventive maintenance on all central energy plant major and ancillary equipment.
  • Maintains accurate, clear and concise documentation and records day-day operations, significant operational changes and plant disruptions in the plant logbook. 
  • Troubleshoots, adjusts, repairs and replaces rotating equipment.  Inspects parts for any changes in dimensions utilizing rules, calipers, micrometers, or other appropriate tools to identify cause of malfunction and restores to operating condition.
  • Conducts testing and monitors of chemistry for water treatment of the boilers, hot and chill water systems and cooling towers.  Takes corrective action to restore chemistry treatment levels within recommended parameters.
  • Monitors and maintains compliance documentation for all regulatory agencies such as TJC, NCDENR, MACQ, EPA, NFPA and NCDOL.
  • Works on an on‐call basis as needed to respond to equipment failures or problems associated with central energy plant operation on weekends, holidays, inclement weather or other times when the CMC-NorthEast and/or CMC-Pineville central energy plants are not staffed.
  • Makes building system repairs and replacements as assigned (see attached appendices for job specific functions). In the absence of other trades personnel, perform a variety of repairs on any and all equipment as required to ensure that safety and patient care are not affected.
  • Performs job responsibilities in a safe manner.
  • Secures parts and supplies through the storeroom.  Select and request materials appropriate for the assigned job.
  • Reads blueprints, schematics, wiring diagrams, and manuals to implement work.
  • Documents timesheets and work orders using computer based systems.
  • Collects and records all regulatory documentation.
  • Performs a variety of planned maintenance tasks and/or inspections on assigned equipment or area.
  • Assists outside service personnel, inspectors and vendors.
  • Has good verbal and written communication skills to interact with all levels of hospital personnel
  • Performs routine inspections and repairs on aesthetic issues.
  • Supervises other subordinate mechanics and contractors on assigned work.

Physical Requirements
Must be able to lift 75 pounds while taking materials to and from sites. Must be mobile within entire facility(ies) including ability to access roof tops and crawl spaces. When performing diagnosis, maintenance and repair of assigned equipment, will frequently be required to climb, lift, crawl, and squat and kneel to access jobs. Exposure to electrical shock hazards, severe weather conditions, infectious disease and hazardous chemicals. Must have good verbal and written communication skills to interact with all levels of hospital personnel.

Education, Experience and Certifications
High School Diploma or GED required. 2 years of vocational training in the operation and repair of heating, ventilating, and air conditioning equipment. 5 years experience as a certified HVAC mechanic. EPA Universal Refrigeration license preferred.  3 years’ experience with high pressure steam systems, chilled water systems, emergency generators, air compressors, air handlers and associated equipment. Working knowledge of building drawings and specifications. Valid driver's license required.
